We secured Class Q planning permission for the conversion and sympathetic remodelling of an agricultural barn in rural Lincolnshire into a beautiful, flood-resilient countryside home. The restored building will provide a base from which the Estate Owners will manage their growing holiday-let business.

The site-inspired design seeks to retain a rural aesthetic to fit within the historic agricultural context of the site and its countryside surroundings. Working with the existing barn structure, the layout has been carefully considered to maximise light into a double height living space and orientate views out towards the dramatic neighbouring fields. The external appearance is enhanced by applying a local vernacular pallet and improving the surrounding landscape features, creating a building born of its agricultural context.

With aspirations to grow their existing rural leisure business with 4 new holiday lets, we identified further agricultural buildings fit for conversion as well as two strategic locations on site, suitable for unique cabin retreats.

The existing brick office and deer barn will be converted, restored, and sympathetically remodelled to provide 1-bed and 2-bed short stay accommodation to the northwest of the yard border. Two distinct cabin retreat structures are then proposed within the field area to the east, each within their own setting to create a private retreat within the landscape scenery.

Through a considered and sustainable development approach, the proposal seeks to improve and enhance the site and its setting, aesthetically, environmentally, and ecologically - providing a perfect oasis for guests to enjoy the tranquility, nature and landscape the superb location has to offer.
